Finding Motivated Sellers

 

Here's a list of just a few things that motivate sellers to move and sell their home. By finding motivated sellers,

you save time and money.

 

  • Getting divorced
  • Lost their job
  • Job transfer
  • An unsuccessful investor
  • Death in the family
  • Illness in the family
  • Children are grown and they need a smaller house
  • Moving to a retirement community
  • They don't like the neighbors
  • They bought another house and MUST close on their current home

 

These are just ten types of motivated sellers there are many more if you just sit and think about what would

motivate you. I am not advocating you to be one of these vulture investors that swoop in and take advantage

of people that are in trouble, however do use this information tho your advantage and come to a fair

agreement for both parties. While it is necessary to negotiate the best price and terms when buying property,

don't jepardize a deal over a couple hundred dollars. If your margin is that tight, it is not a good deal.


Contacting owners that are in trouble

 

There are several ways to contact owners, some work better than others but require more effort.

Most importantly, you need to be sincere. Once the Notice of Default is published, these owners

are flooded by other investors that are ready to buy their house. It is those of us that care the most

that they will do business with at first.

  • Direct Mail / Foreclosure Letter
  • Postcards
  • Telephone Call
  • Door to Door Scouts
  • Door to Door Personal
  • Signs

If you're in a state that has a lottery, Tom Bissmeyer suggested enclosing a LOTTO ticket in your

direct mailing. Write on the outside of the envelope "LOTTO ticket inside". This will help get your

letter opened. You will also want to hand address the envelope and personally sign the letter. You

have to remember these people are getting hundreds of contacts a week once their troubles hit

public record.

 

If you are your scouts are meeting them in person, door to door you will also want to take the following

suggestions into consideration.

  • Choose your attire wisely; you want to be just above what the owners would wear.
  • Once you knock, stand back from the door and give them space so they do not feel threatened.
  • Have a script developed for your initial introduction
  • Be sure to convey that you are "here to help"
  • Speak in a calming tone
  • Ideally you want them to invite you in to discuss their options
  • Once you are in, you want to take a broad look around for the condition of the inside
  • Get the details about the loan(s) and try to paint a financial picture of their situation
  • Do not guaranty you can help, accept the fact the bank may not work with you
