Finding Motivated Sellers

 

This week we continue on our lesson of finding motivated sellers. Here are some keywords to look

for in classified ads to identify motivated sellers.

 

  • Price Reduced
  • Must Sell
  • Below Market
  • Below Appraisal
  • Needs Work
  • Handy Man Special
  • Make Offer
  • For Sale By Owner
  • Nothing Down
  • Reduced

 

Don't discount what you may find in your local newspaper. Some of your best deals may come by looking through

the classifieds. This includes your Thrifty Nickel/Shopping News type classified papers. Remember these are people

people in financial trouble, they are going to try to save money anyway they can.

 

These are the keywords that identify properties to stay away from. These people are trying to sell their home at full

price or better. Like you, they are fishing to make a profit.

 

  • Custom Work
  • Newly Remodeled
  • Great View
  • Immaculate
  • Several Upgrades
  • Gorgeous

 

Why Las Vegas?

 

As many of you already know, we have been working on the Las Vegas market the past couple months.

This week I thought I would share with you a few reasons why we like the Vegas market so much.

  • Surplus number of people coming into the Las Vegas valley each month (3,000-4,000 a month!)
  • High appreciation rates in several areas (I will focus on 5 zip codes in a future issue)
  • Great job growth (This is both in the service industry as well as the trades)
  • Second Home/Vacation Rental market
  • Tax friendly state
  • Culinary and Entertainment Mecca
  • Cities growth is restricted by natural boundries (contributes to appreciation rates)
