How do you define selling? A lot of people think of selling as
persuading/convincing people to buy things they may or may not
want or need. To some, selling is all about closing a deal.
Thinking of selling like this is not very empowering to you.
Frankly, if you have this perspective on selling, it's no
wonder if you hate it. I would too!

So what perspective can you take about selling that will make
it enjoyable, exciting and something you look forward to?
Sounds like a bit of a tall order doesn't it? Read on.

Hopefully by now, you have made the list of all the problems
that you can solve for your target market. You're going to be
surprised how long that list grows over time. So really, if you
look at your list and you think about it, you are a master
problem solver. What you're really doing is helping people.
Correct?

So try on this perspective about what selling is: Selling is
helping people. Selling is serving. Selling is a process of
identifying and solving people's problems.

See, feel and know that selling is serving. This will cause a
big shift for you. With this perspective, you will really
become passionate about wanting to help people. Find this
passion and let it shine through.

It is your purpose, your moral obligation, to have as many
sales conversations with people as you can so you can help as
many people as possible. If you're not having these types of
sales conversations, you are holding back the gift you have to
offer the world. You owe it to people to be there for them with
your expertise and wisdom.

Next time you're talking to a potential client, think about how
you can help them, how you can serve them. Forget about trying
to sell them something. If what you have to offer does solve
their problems, and you facilitate the conversation using the
strategies we are covering, people will sell themselves and
will subsequently buy from you.

If you have a perspective on selling which is one of service
and helping people, how do you think the people you're talking
to will feel? Think about this: people hate to be sold. The
minute they feel they're being sold, they often want to get
away - fast. Don't you? On the other hand, if they feel you are
sincerely trying to help them solve their problems, they will
relax and open up to you.

If you have a perspective on selling which is one of service
and helping people, how do you think you will feel? Does
energized, excited, relaxed, and natural come to mind?

This perspective is simple but powerful and very attract-tive
to clients.

For individuals with little or no business track record, getting
a bank loan can be a daunting proposition. There is an old
saying that "a bank won't lend to you unless you don't need
it." All too often, it is true. Most bankers view new business
start-ups with a great degree of skepticism, preferring to
lend to businesses that are already well-established. There is
a high risk involved in lending capital to a new conceptual
business without a track record. Banks tend to be extremely
careful about the loans they make. Nevertheless, it is still the
best place to start. Banks should be one of the first sources
that come to mind when you begin searching for business
start-up funding.

The most important point to keep in mind when dealing
with a bank is that bankers don't like risk. The first
responsibility of a bank is to protect its depositors. As a
result, bankers tend to be very cautious about lending.
Bankers like to working with people they know. It is never
too early to begin cultivating a relationship with your local
banker. Choose a banker like you would a good doctor. You
want a relationship with someone who is not only
competent who will become an integral part of strategic
planning.

Begin by getting to know the manager of your local bank.
Seek his advice on financial matters. You are looking for
personal chemistry. The more he advises you the better he
will come to know you. Keep in mind that the closer you can
make the relationship between you and the bank manager,
the better your chances will be to be approved for a loan. If
you don't have an existing relationship with a bank, discuss
your interests with some of your business acquaintances. A
referral from a friend is an excellent way to begin a lasting
solid relationship.

The next factor to consider is whether you should approach
a small independent bank or a large commercial one. There
are several pros and cons with each option:

- With smaller independent banks, you will tend to get more
personal attention. You can expect friendly service, and you
will often be called by name. The tellers remember you, so
you do not need to produce identification every time you
want to cash a check

- A  community bank may know you personally and have
more confidence in your ability to repay.

- On the other hand, basic economies of scale sometimes
make smaller loans less desirable for some of the larger
banks. Big banks tend to forget that the customer comes
first. You will be far more pleased with your small bank and
your personalized service when it comes to getting loans and
other services for you business.

- Another factor in favor of smaller banks is that they are not
as likely to be encumbered by large loan committees that
often seem to spend an excessively long period of time
shuffling papers.

Follow the steps above and you will be well on your way to
funding your start-up through bank financing.

The world you live in arises from the world within.

As you think and feel, you create your outer circumstances,
relationships,  and choices. Your thoughts determine the home you live
in, the automobile you drive, the avenues you walk on, the buildings
you work in, the people  in your life, and your health and bank account.

Your mental view of life is expressed as tangible substance and
experience.

This is the truth about reality.

Yet for centuries humankind has believed the opposite.

People believe that they can be happy when things go well for them.
Yet it is their mood that determines how well or ill things will go for
them.

People believe that all sorts of trouble come to them. Yet it is their
agitated thoughts that have attracted trouble to them.

People believe that they have to react to the world and survive in it.
Yet it is their reactions to the world and their insecurity that created
the conditions that they
struggle in.

Some people live like kings and others like paupers.

A king will associate with other kings and play on golf courses and
vacation  in exclusive resorts. He will create wealth building enterprises
and invent  massive economic machines. And when he has something
to say, television  cameras and periodicals will broadcast his opinions.
As far as a king can tell,  it is an abundant world. His experience of it
is constantly expanding and he  has visions of what else is possible.

The pauper will associate with other paupers. He will visit pawn shops
with  his television on his shoulders to pay the rent for his dilapidated
housing.  He'll create elaborate schemes to stretch his dollar because
he makes precious  little from his work-although his labor produces
wealth for his master.  He will live his life in obscurity. If he has
something to say, he shares it  with his faithful dog. As far as he can
tell,
it is a world of lack,  limitation, negativity, and scarcity. His experience
of it is constantly bitter. He shirks contact with the world of hope and
possibility.

The king and the pauper may pass each other in the streets but do not
even  exchange glances for each is enveloped in his own view of the
world.

What creates these worlds and the millions of variations? It is thought
and feeling alone. These thoughts create behaviors and effects,
knowledge and
skills, and associations and choices.

Sometimes the pauper may change his thoughts, ascend to greater
knowledge and  enterprise and move into the world of a king. And
sometimes a king may change  his thoughts, descend in mood,
become careless of his stewardship, and lose  his empire and tumble
into the world of a pauper.

To say that the world creates us is like saying that the cart is pulling
the horse.

The client calmly opened the wallet, removed a one thousand dollar
bill from it, replaced it with a five hundred dollar bill and handed
it back to the lawyer with a smile.
