Article #1:  The Real Reason Why People Sell Homes?  By Lanard Perry

Do you know what truly motivates someone to sell a home

People sell homes for a variety of reasons, but as a Realtor to truly connect with your prospects it's best to show them how much you understand their specific reasons for selling. You must fully understand the hidden motivations of your prospects; otherwise all your efforts will be done in vane.

Remember, homeowners list with Realtors that they know, like and trust. So the more you can relate to their situation the better off you will be. People selling homes have various and diverse needs which need to be understood to provide the best services.  Unfortunately, many Realtors fail to explore the emotional concerns that their prospects might be facing.

Of course, most Realtors will know at a surface level that people are selling homes because they are retiring, or because they want to relocate closer to their grandchildren, or because they are expecting their 3rd baby -- but knowing this basic knowledge isn't really enough. You have to look beneath the surface and show your prospects that you fully relate to their situation!

Article #2: Web Design For Real Estate.  By Lanard Perry

There are many useful tips about web design for real estate. Perhaps tips for success are better spelled out by listing the major "don'ts'".

Many Realtors make their first mistakes at the very start of a real estate web design project by hiring designers instead of marketing people. The problem with designers is that most of them work with large monitor screens, which means they have absolutely no problem viewing a 1,028 pixel wide home page in millions of colors. 

For the record, the zillions of people on the Internet are using screens that can barely hold an image measuring 640 pixels across, and most of them can read only 256 colors. So forget the wide-screen thing. Limit your designer to a working space of no more than 600 pixels across. It'll save your viewers tons of scrolling, clicking and screen refreshing time.

Oh, and about those few cute HTML tricks it took forever to learn, including the little style tags that make your copy blink. Look up "annoying" in the dictionary and you're likely to find it there. Contrary to popular notions that blinking copy attracts viewer attention, the truth is it actually distracts viewers from the real purpose of the website page.
